Work as a team

Mr & Mrs vendor , If as a seller you feel the agent has overlooked an important item , the advertising could be improved upon or the sales pitch strengthened please mention it .

Some don'ts

Don't discuss price with members of the community , leave this to the salesperson

Don't allow a prospective purchaser to walk in off the street to have a look

Music & pets

Generally we turn off TV & radio although background music is okay

Pets are to be locked away

Inspections

  1. Allowing the agent complete freedom to show the home will allow them to achieve their task , sell your property
  2. If you are in attendance we as agents do not get to hear the buyers ' concerns " these are buying signals and if we can help them remedy them,  then we have a sale , from experience we find buyers will not mention these to us if the owner is in earshot.
  3. If we are inside the house , if you could be outside the house  and vice versa
  4. The buyers will be courteous to you , but they are not really  there to talk to you , they just want to see the property
  5. We want them to view the property as " their home " so we may mention some things that de personalize it to your taste. We don't wish to offend but little things like family portraits make it feel like your home , When we are selling we want it to feel like " their home ". A subtle feeling that can make allot of difference to how the buyers feel about living here and ultimately paying to live here!
