Buyers will become sellers and it is a wonderful place to build a dedicated future client base from. The future is on the web and email. Do you know that realestate.co.nz did a survey sending emails out to its own salespeople all throughout New Zealand and 60% NEVER replied and only 25% replied within 2 weeks ? And do ypou know most agents in this business are afraid to use a phone ? Are you a salesperon but are not sure if you will make it in the industry or are unsure about getting listings ,. then acting as a buyers agent is the place to start. By having specialists helping in each portion ( ie a dedicated buyers agent ) means that we can all effectively manage A LOT more listings with less stress and outstanding efficiency. You will retain 50% of earnings of management and letting fees that you do while performing the functions of property manager. We operate a debit credit system whereby costs incurred by you are deducted at months end when Management commission's are calculated.

Property Management commission fees are payable between the 1st and 4th for the preceding month. Our property managers are able to list and sell so long as it doesn't take their focus away from the core business of property management. This works extremely well when we sell Landlord to Landlord.
In New Zealand owners sell on average 1:8 years , with 50 managements that equates to 6 potential sales a year ( at $10,000 per sale =$60,000 split )
What we find in Property management is that you will be in contact with owners who have 1-2-5-10 or 20 homes . We may not manage these homes , but by being in contact with them it allows us the chance to help them if they are selling as well.
You will be respnsible fopr all maintenance and inspections.

Cross referencing a number of website databases to build a direct targeted landlord database for Tararua Realty Ltd MREINZ property management division . We own Century 21 in Turangi and Taupo also. It will entail identifying landlord properties ( that we will provide ) and looking at various database, internett and telephone address sites and cross referencing this with several other databases we already hold.

A flexible position , assisting the team source and grow the rent role . Will include one or two evening's on the phone. Maybe a job to " work in " with your studies at Uni or another part time job as you get on your feet into the industry. We employ a cadet on 10hrs a week currently , who does Wed night and all day Friday , we would like to look at Saturday also.
A position exists for a capable person in our real estate office . The position is for a junior , it does require a capacity for plain hard work , for concentration, for consistency, for clear thinking and application to the task at hand. Some menial and repetitive work is involved , for the excited it is exciting repetitive stuff . In sticking to the course there will be a good chance of future success. Sales is one of the highest paid professions, to those that succeed. Those that focus on whats in it for them don't do so well , those that focus on whats in the best interest of the clients or whats in it for the client tend to do much better. A subserviant role, but one where you can offer guidance or direction , and take charge at key times , that gets well rewarded . Its not about big ego's ( if you have one ) but about empathy , feeling how the client is feeling. This does not suit everyone, but is a skill that can be learned. A basic and practical introduction to this sales industry is offered , people who enter the industry with a know it all attitude usually find at some point that they indeed don't. There is a definate career path here. We have available industry courses , books, CD's in car , seminars , and correspondence course's. There is the ability to attend University while still working to the sales tasks at hand . Our firm could be a great introduction to the world of sales.
