Sourcing and selecting tenants for your property

Selecting tenants for your property can become a time consuming and sometimes-difficult process to handle on your own. Nowadays because of numerous unforeseen problems, many property owners prefer to have the selection of the tenants handled professionally by a Property Management Company such as Tararua Realty Ltd.

We endeavour to select your tenants from more than one applicant. However, this may not always be possible. But we will always match the tenant to the property as required.

All our tenants must provide satisfactory testimonials and current references to be eligible to rent a property from Tararua Realty Ltd. We also require the applicants to sign a privacy clause allowing us to carry out credit checks if required. In this way we are able to ensure that both the tenant and the property owner are satisfied with the tenancy. An official photo ID is required.

We state that rent is paid 1-2 weeks in advance. 1 week’s rent  + GST is charged as a letting fee, plus 3 weeks Bond.

As a general rule we do not allow dogs unless specifically allowed on the property if the property suits this. In some instances tenants with dogs will pay a higher rental. In this case dogs should not be allowed inside.

Tararua Realty Ltd also maintains a register of prospective tenants and landlords who have contacted us in regards to property rentals.

The National Tenancy Database (NTD)

REINZ Property Management Services, which incorporates the National Tenancy Database (NTD), is the newest commercial service available exclusively to REINZ members through REINZ.

This service, which is available to any REINZ member whose office subscribes to it, provides access to a comprehensive Australasian company whose core business is the management of bad debts and the collection of credit information.

This database  assists property managers to better service their clients by providing them with quality tenants.

The Key to its success is in the tenant information and ratings which users  load into the database, making them available to all other subscribing members. It is this contribution by New Zealand property managers that  populate the New Zealand component of the database.

We upload tenants' details into the NTD, Being able to offer the tenant a reference or exclude them from the NTD is an incentive for prospective tenants.
